Eden Prairie sales rose even as inventory stayed almost flat
The one fact that changes what you should do: demand in Eden Prairie is rising faster than supply. The Real Estate Data Aggregator counted 225 homes sold across Eden Prairie in the three months ending August 31, 2026, up 17.2% from the same months of 2025. At the same time, homes for sale rose only 0.7%. More buyers, almost the same number of homes. That gap shapes every decision a seller or buyer makes right now.
CNBC reported in October 2026 that the monthly payment on a median-priced home ate up 33% of a median family's income in 2025. That is up from 26% in 2022. Buyers are stretching further. Yet they are still buying here. That tells you something real about how Eden Prairie is holding up.
Realtor.com reported in September 2026 that mortgage rates surged above 7% for the first time since January 2025. That is a real headwind for buyers. Even so, the Real Estate Data Aggregator counted 220 pending sales in Eden Prairie, up 17.6% from a year before. Pending sales are a leading signal. More contracts in the pipeline means demand is not fading.
The two ZIP codes tell different stories
Eden Prairie covers two ZIP codes, 55346 and 55347. They moved in different directions this period. Knowing which one your home sits in matters.
| 55346 | 55347 | |
|---|---|---|
| Median sale price | $490,000 | $555,000 |
| Price change vs. 2025 | +6.5% | +4.7% |
| Homes sold | 64 | 161 |
| Change in homes sold | -1.5% | +26.8% |
| Median days on market | 21 days | 20 days |
| Months of supply | 2.1 | 1.9 |
In 55347, the Real Estate Data Aggregator counted 161 homes sold, up 26.8%. Homes for sale there actually fell 16.2%. That is a tighter market. Pending sales in 55347 rose 11.4%, and more than half of homes, 52.4%, went under contract within two weeks of listing. That share jumped 14.5 points from a year before.
In 55346, the picture is a little different. The Real Estate Data Aggregator counted 64 homes sold, down 1.5% from last year. Not every home sold fast here. Median days on market was 21 days, six days longer than the same period in 2025. Still, homes for sale jumped 83.3%, giving buyers more to look at. And the median sale price rose 6.5% to $490,000.
In both ZIP codes, sale prices came in above list. The Real Estate Data Aggregator put the average sale-to-list ratio at 100.2% in 55346 and 100.3% in 55347. That means the typical seller got a little more than they asked. Not every home did, but the average held above the line.
What the national picture adds
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Eden Prairie's sale-to-list ratios above 100% stand out against that backdrop. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Eden Prairie's median prices rose faster than that in both ZIP codes.
What this means for you
For sellers: demand is moving, and homes priced well are still drawing offers above list. Careful pricing is the key word. Homes that sit too long are sitting longer than a year ago, at least in 55346.
For buyers: supply is still lean. The Real Estate Data Aggregator counted only 1.9 months of supply in 55347 and 2.1 months in 55346. Good homes can still draw quick attention. That is not hype. It is what the contracts show.
- Eden Prairie sold 225 homes in the three months ending August 31, 2026, up 17.2%.
- Inventory barely moved, up just 0.7%.
- Prices rose in both ZIP codes.
- More than half of homes in each ZIP went under contract within two weeks.
- The market is not standing still.
One last thing: these are ZIP code averages. One street can read very differently from the whole. A home on a quiet cul-de-sac may have sold faster or slower than the 20-day median. Your block has its own story.
