More listings are showing up in SW Suburbs, but supply is still tight
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 932 new listings across SW Suburbs in the three months ending August 31, 2026. That is up 13% from the same months of 2025. More sellers are moving. For buyers, that means a few more fresh choices. For sellers, it means new competition is rising.
But here is the honest part. More listings came on, and supply still did not open up. The Real Estate Data Aggregator counted only 572 homes for sale across SW Suburbs in that same period. That is down 3.9% from a year before. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. SW Suburbs is moving in the same direction, just slowly.
Homes sold rose too. The Real Estate Data Aggregator counted 836 sales across SW Suburbs in the three months ending August 31, 2026. That is up 4.8% from a year ago. Pending sales reached 768, up 5.1%. Buyers are showing up when good homes appear.

How fast are homes moving?

What about prices and the wider picture?

Victoria dipped the most, with a median of $580,561, down 14%. Not every price moved the same way, even in the same market.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. The monthly move was 0.3% in August, seasonally adjusted. SW Suburbs ZIPs that gained were well above that national pace. The ones that dipped were moving against it.
Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. That matters for buyers doing the math on monthly payments. It also matters for sellers thinking about who can afford to move.
