Victoria listings stayed tight even as more owners came to market

More sellers showed up in Victoria this summer. But the market did not loosen the way you might expect.

The Real Estate Data Aggregator counted 65 new listings in ZIP 55386 for the three months ending August 31, 2026. That is up 4.8% from the same months in 2025. Even so, homes for sale fell 10% year over year, to just 36 active listings. Supply stayed at 2 months. That is tight. More sellers came to market, and buyers absorbed them.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Victoria did not follow that pattern. With only 36 homes for sale here, buyers had far fewer choices than the national picture suggests.

Homes sold quickly and often above asking price

The Real Estate Data Aggregator recorded a median of 23 days on market in 55386. That number did not change from a year ago. Nearly half of all homes, 49%, went under contract within two weeks of listing. That share jumped 17.6 points from the same period in 2025.

The Real Estate Data Aggregator put the average sale-to-list ratio at 100.3% for the period. That is up 1 point from a year before. So homes sold for a little more than their asking price, on average. That is a sign buyers were still competing, even with more listings coming in.

The median price dipped, but that is not the whole story

The Real Estate Data Aggregator shows the median sale price in 55386 was $580,561 for the three months ending August 31, 2026. That is down 14% from the same months in 2025. A price dip like that is worth noting honestly. At the same time, homes were selling above list and going fast. The mix of homes that sold likely shifted. That can move the median without meaning every home lost value.

For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Victoria's local number moved differently. Local conditions here do not always track the national trend.

Rates added pressure for buyers

Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. CNBC reported the annual inflation rate hit 3.7% in September, and the Fed raised its funds rate to a range of 3.75% to 4%. Those numbers affect what buyers can afford. That may help explain why pending sales in 55386 slipped 3.9% year over year, to 49, even as competition on individual homes stayed strong.

In short
  1. More Victoria owners listed their homes in the three months ending August 31, 2026. But inventory still fell, supply held at 2 months, and nearly 4 in 10 homes sold above asking price.
  2. The median price was down 14% year over year, something worth watching.
  3. Nationally, Realtor.com saw price cuts on 20.8% of listings in September 2026. Victoria's sale-to-list ratio of 100.3% tells a calmer local story.
